AGENDA

1. Chairman’s Report: Mr. Benson

Mr. Benson welcomed everyone to the meeting.

2. Director’s Report: Dr. Morrill

Dr. Morrill briefly told about the history of the Charlotte Water Works/Vest Station, still in operation.

3. Application for a Certificate of Appropriateness: Mr. Gray

A. Charlotte Water Works/Vest Station, corner of Beatties Ford Rd., and Patton Ave., Charlotte, N. C.

The City of Charlotte is proposing to:

- Install new insulated windows that would include a ventilation system along the bottom of the current window openings.

- Install new EPDM roofing system.

- Repair and replace damaged parapet caps and coping.

- Repair the concrete surface of the building and repaint.

- Add new roof ventilators and exhaust fans

- Install two new 42" square exhaust fan louvers on the rear of the North building in original window openings.

- Install four new 42" square exhaust fan louvers in the existing window openings in the clerestory of the South building.

The Committee discussed the Application. Concerns were addressed regarding the presented plans. Mr. Lackey explained that better ventilation is needed for the structure as water is falling from the ceiling like rain and birds can presently enter through open windows and fly around in the building.

MR. JONES PRESENTED A MOTION SECONDED BY MR. SHURLEY TO RECOMMEND TO THE HISTORIC LANDMARKS COMMISSION THAT THE APPLICATION FOR A CERTIFICATE OF APPROPRIATENESS FOR THE CHARLOTTE WATER WORKS/VEST STATION, CORNER OF BEATTIES FORD ROAD AND PATTON AVE., CHARLOTTE, N. C., BE APPROVED AS PRESENTED WITH THE FOLLOWING EXCEPTIONAL CONDITIONS: 1) VENTILATOR SYSTEM AS PRESENTED IS NOT APPROVED BUT HLC STAFF WILL WORK WITH THE APPLICANT TO CONSIDER OPTIONS FOR PRESENTATION TO THE HLC ON JUNE 9, 2008 2) WINDOW GLAZING WILL BE CLEAR AND THE LOW E LIGHTS ARE TO HAVE A PROFILE CONSISTENT WITH THE HISTORIC APPEARANCE OF THE STRUCTURE 3) WINDOW FRAME MAY BE CLAD ALUMINUM WITH SIMULATED DIVIDE LIGHT AND HLC STAFF WILL CONSULT WITH THE N. C. DEPARTMENT OF ARCHIVES AND HISTORY ABOUT SPECIFICS 4) THE APPLICANT WILL DOCUMENT WITH PHOTOGRAPHS AND MEASURED DRAWINGS ALL EXISTING WINDOW TYPES. THE COMMITTEE UNANIMOUSLY APPROVED THE MOTION.
