Application for a Certificate of Appropriateness for Mecklenburg Investment Company Building is located at 233-237 S. Brevard St. in Charlotte.

The applicant proposes to remodel the interior of the first story.

Above is the existing floor plan.  Below is the proposed floor plan.

Plans for the renovation include new paint on the existing window, door and window panels.

The existing canvas covered awnings will remain however; the client may replace the canvas fabric with new material and also may incorporate signage / logos onto the fabric.

    

A new opening will be created between the original building and the newer addition off the proposed lobby.  A structural lintel will be designed to support the existing brick wall.  The existing brick will remain exposed in the completed project.

The existing toilets will be demolished and new compliant toilets will be constructed.  The existing drywall ceiling in the original building will be patched and repaired and an additional layer of gyp board will be installed.  Accent “clouds” will be suspended below the ceiling.

Floors in the original building will be leveled with topping compound and covered with a roll good vinyl product.  Raised floors will have wood finish.  Because of the poor condition of the existing interior brick, most will be covered with new drywall, returning to the window frames.

 

Existing windows will not be covered but will have either blinds or curtains installed on the interior.  The windows on the new addition may be tinted or darkened.  The existing 4 x 4 steel columns appear to be not original to the building.  No attempt will be made to cover them but they will be incorporated into the plan.
